Webster Case Study

4300 Vinyl Single-Hung Windows

Nearly 78 million baby boomers nationwide are reshaping the housing market by downsizing from heavily-mortgaged homes needing constant upkeep to less spacious, low-maintenance environments filled with bright decors, open floor plans, and a wide array of modern, energy-efficient doors, windows, appliances and utilities.

4300 Series Single-Hung Vinyl WindowsOn the southern edge of Lake Ontario along the Irondequoit Bay in Webster, New York, Southpoint Cove at Waters Edge recently took advantage of this trend when it opened as an upscale living complex in Spring 2016. With 24 condominiums and more than 300 apartments spread across nine separate buildings, the resort-style accommodations also offer the amenities of a complete community center featuring a theatre, fitness center, swimming pool, and fully equipped kitchen for large group gatherings.

“This was a massive undertaking with a very specific direction,” says Michael Seitz at Lakeside Building Products in Ontario, New York. “We specialize in best choice exterior building products. Based on our reputation and long-term support of the local marketplace, we were asked to supply the project’s windows, doors, siding, railing and decking. Everything specified was chosen for its ability to combine quality and maintenance-free durability with excellent pricing.”

Among the products installed were 2,200 single-hung windows and 2,100 sliding glass doors from MI Windows and Doors, one of the nation’s largest suppliers of energy-efficient vinyl and aluminum windows and sliding glass doors. The 4300 Series windows used at Southpoint Cove offer a number of builder-friendly attributes, including an easily-removable top sash that facilitates drywall pass-through and reduces jobsite damage during construction. Every 4300 single-hung window is also available with a pre-punched mounting fin that makes installation fast and efficient.

These windows also feature exterior brickmould and a constant-force balance system that combine homeowner-friendly aesthetics with dependable, worry-free performance. Dual-pane glass and a multi-chambered mainframe also ensures energy efficiency.

The complex’s 910 vinyl sliding glass doors from MI Windows & Doors are a solid, reliable option for uniting interior and exterior spaces. Available in two- and three-panel configurations, the doors are designed with a warm-edge spacer system that maximizes energy efficiency and improves the seal performance of their insulated glass units. Other features include an interlock at fixed meeting rail that helps reduce air infiltration and a tandem ball bearing roller system and aluminum track for effortless operation.

“We’ve been supplying Lakeside Building Products with quality window and patio doors for nearly two decades,” explains Tim Gilliard, sales representative with MI Windows. “In addition to meeting all their specifications for durability and maintenance-free operation, we have an impeccable record of on-time deliveries, which is essential for large-scale projects such as Southpoint Cove.”

“Our company has worked with many difference manufacturers over the years,” adds Seitz. “Many have come and gone. MI has continually been there with quality products and pricing that meets ever-tightening budgets. Southpoint Cove is just another example of the quality of their product line and their ability to meet strict customer requirements. Seven of the nine buildings have been completed without a single problem with their windows or doors.”
